Why an Option ARM?
 

  • The lowest Fixed-Rate mortgages (email for a quote)

 

 

Portfolio 30-yr. Fixed-Rate “Pick-a-pmt.” Mortgage 

·         Fixed Rates: (See chart below)

·         All Credit considered – (if acceptable reasons & no multiple late pays)

·         80% LTV - $75k to $750,000 or  75% LTV to $1,500,000

·         Stated income & stated assets (SISA) – no add ons

·         Control your escrows – no add ons

·         45 DTI Ratio based upon “stated” income

·         No formula for “stated” Reserves (e.g., checking, savings 401k etc.)

·         In house Appraisal

·         4 mo. Payment options:

1.       15 yr. pmt

2.       30 yr. pmt.

3.       IO pmt.

4.       Minimum pmt. 

E.g., $500,000 mortgage with a fixed-rate of 7.25% as of 01/01/08: 

  1. 30 yr. fixed pmt = $3,410.88 – (fixed pmts. 30 yrs.)
  2. 15 yr. fixed pmt = $4,564.31 – (fixed pmts. 15 yrs.)
  3. I/O fixed pmt.    = $3,020.83 - (fixed pmts. for 10 yrs.)  
    1. Pmts. guaranteed 10 yrs. or 125% neg amortization/100% LTV
    2. 7.5% yearly payment cap for 10 yrs.
       
  1. Minimum pmt.   = $2,176.03 - (fixed pmts. for 10 yrs.)  
    1. Starting factor rate is 3.25%  however it is not an interest rate
    2. Pmts. guaranteed 10 yrs. or 125% neg amortization/100% LTV
    3. 7.5% yearly payment cap for 10 yrs.

    Again for both the I/O and Minimum pmt. options, your Interest Rate is still fixed for 30 yrs (see Fixed-Rate chart below) however you'll have a mo. option to make either of these pmts which will give you negative amortization/deferred Interest. You would be allowed to make these pmts. for {*10 yrs. or until your deferred Interest amortization ever reached 125% of your original loan balance} which would be a 100% LTV based upon your original appraised value when applying for this mtg.. E.g., if your house appraised for $625k and you borrowed $500k the max your loan bal would be allowed to grow is $625k.

·         Yr. 2 = $2,339.23

·         Yr. 3 = $2,514.67

·         Yr. 4 = $2,703.27

·         Yr. 5 = $2,906.02

·         Yr. 6 = $3,123.97

·         Yr. 7 = $3,358.27

·         Yr. 8 = $3,610.14

·         Yr. 9 = $3,880.90

·         Yr. 10 = $4,171.96
